ENFIA Property Tax Calculator

Estimate your annual ENFIA property tax in Greece — main tax plus the supplementary tax for larger property portfolios.

Your property details

m²
€

This is the "τιμή ζώνης" — the government's assessed value per m² for the area, a different (much larger) number than the small ENFIA rate below. Picking an area above fills a typical figure; your exact street can differ. Confirm the precise value on the official gov.gr objective property value tool (ΑΠΑΑ), then adjust the field if needed.

€

Used only to estimate the supplementary ENFIA tax, which applies above €250,000 of combined property value.

Estimated annual ENFIA

ENFIA tax zone / rate for this price—
Main tax (size × rate × age × floor)€0
Supplementary tax (portfolio above €250,000)€0
Total annual ENFIA€0

Approx. €0/month if paid in equal instalments

This is a simplified estimate for general planning purposes only, not a tax assessment. Official ENFIA also factors in façade exposure, auxiliary spaces and other adjustments, and the real supplementary tax uses a progressive bracket scale above €250,000 rather than a single flat rate. Always confirm your exact amount via your official ENFIA statement ("εκκαθαριστικό") or the AADE myProperty portal.

Frequently asked questions

What is ENFIA and who has to pay it?

ENFIA (Ενιαίος Φόρος Ιδιοκτησίας Ακινήτων) is Greece's annual property tax, owed by every individual or company that owns real estate in Greece, regardless of nationality or tax residency. It applies to land, apartments, houses and commercial property, and is charged separately from any rental income tax.

How is ENFIA calculated in Greece?

ENFIA has two parts. The main tax starts from the property's official "zone price" (τιμή ζώνης) — a larger per-m² value set by area — which places the property into one of 9 official tax brackets, each with its own smaller basic rate (from €2.00 to €16.20 per m²). That basic rate is then multiplied by the property's size and adjusted for the building's age, floor and a few other characteristics. On top of that, a supplementary tax applies once the combined objective value of everything you own in Greece passes €250,000. This calculator estimates both parts using the official bracket table and simplified, representative age/floor factors.

Do I pay extra ENFIA if I own multiple properties?

Yes. The main tax is calculated per property and then summed, and the supplementary tax is calculated on the combined objective value of your entire Greek property portfolio once it exceeds €250,000 — not per individual property.

When is ENFIA paid and in how many instalments?

The tax authority typically issues ENFIA statements around mid-year, with payment split into monthly instalments running from roughly March through December of that year. Paying earlier or in fewer instalments does not currently carry a discount, and missed instalments accrue late-payment surcharges.

Are there any ENFIA exemptions?

Full exemptions are limited and mainly apply to specific cases such as low-income households, people with significant disabilities, or large families meeting strict income and property-value thresholds set each year. Owning your primary residence does not, by itself, exempt you from ENFIA.

Do foreign property owners in Greece pay ENFIA?

Yes — ENFIA applies equally to Greek and foreign owners, and to residents and non-residents alike. If you own property in Greece through a company rather than personally, the company is liable for ENFIA on that property instead.
