Reading your yield

  • Net yield subtracts real running costs from rent — always compare properties on net, not gross, yield.
  • Long-term lets in Greece tend to be steadier but lower-yielding than short-term/Airbnb-style lets.
  • Short-term rentals can earn more per month but carry seasonality, higher management effort and local licensing rules.
  • Appreciation is never guaranteed — treat the 5-year projection as one scenario, not a forecast.

Frequently asked questions

What's a good rental yield for property in Greece?

Net rental yields in Greece vary widely by location and letting strategy, and change over time with prices and rents, so there is no single "good" number. What matters most is comparing the net yield of properties you are actually considering, using the same assumptions for costs, rather than relying on a generic benchmark.

How do I calculate net rental yield?

Net yield is annual rental income minus running costs (management fees, ENFIA, maintenance and similar), divided by the property's purchase price, expressed as a percentage. This calculator does that automatically from the numbers you enter.

Does this include Airbnb/short-term rental income?

Yes, as long as you enter your realistic expected monthly rent — whether from a long-term tenant or averaged from short-term bookings. Short-term letting usually needs a higher management-fee assumption to reflect cleaning, guest communication and platform fees.

What costs should I subtract from gross rental income?

At minimum: management or letting-agent fees, annual ENFIA property tax, and ongoing maintenance, insurance and any community/building fees. Larger one-off costs like renovations are usually tracked separately rather than folded into the annual yield calculation.

How accurate is the 5-year appreciation projection?

It is a simple compounding projection based on the annual appreciation rate you enter — it is not a market forecast. Property values can rise, fall or stay flat, and past performance in any area is not a guarantee of future results.

Should I use gross or net yield to compare properties?

Net yield, whenever possible. Gross yield (rent divided by price) ignores running costs and can make a high-fee or high-tax property look more attractive than it really is. Net yield gives a more realistic, comparable picture across different properties.
